Cypress expected to approve Town Center housing development

Engineering firms representing the city of Cypress have issued a “Traffic Operations Assessment” for a multi-family housing project associated with the Town Center project.
The environmental impact report, issued by Giancarlo Ganddini engineers, basically concluded “the proposed project is forecast to result in a less than significant vehicles miles travelled (VMT) impact; therefore, no (VMT) related mitigation measures are required for the proposed project.

According to the report, the project site is located on a 7.0-acre area within the southeast portion of an existing parking lot for the Los Alamitos Racecourse in the City of Cypress, California. The project site is part of the 15-acre total area of the Town Center District of the Cypress Town Center and Commons Specific Plan 2.0.

The proposed project involves redeveloping the existing parking area with a Melia Homes residential multi-family community development, consisting of 135 dwelling units, including 56 two-story condominiums and 79 three-story townhomes.

The proposed project is anticipated to be constructed and fully operational by 2022.
According the report, the project proposal also includes one full access driveway via an extension of Vessels Circle from its current western terminus (extension beyond the knuckle) along the extent of the northerly project site frontage, but with no connection to Siboney Street due to continued operations of the Los Alamitos Racecourse.

Steve Mauss, a Cypress businessman, associated with the “Citizens for the Responsible Development of Cypress,” and who has long advocated for the project, applauded the report.

He said the report “came out essentially as we expected, we believe it is a good development and will have a minimal impact on the surrounding community.”

Comments will be received until March 8 and if finally approved by the Counil, will eventually pave the way for the council to authorize final documents to allow construction to begin.
